What should I consider when renting in a mixed residential and commercial building?
In a residential and commercial building, different tenancy rules apply to residential and commercial units. Check carefully whether your unit is let as residential or as commercial space. We clearly assign the respective use in the exposé.
Is there a commission when renting a commercial unit?
The ordering-party principle applies only to residential space, not to commercial areas. When renting a commercial unit a commission may therefore arise, the amount of which is agreed individually. We name the conditions transparently before the contract begins.
Which lease terms are common in mixed-use buildings?
Residential space is mostly let on an open-ended basis, while commercial units often have fixed terms with option rights. The term should suit your usage plans. We present the key data of the available units clearly.
Can I use a unit both commercially and privately?
Mixed use is only permitted if the lease and building law allow it. Check in advance whether, for example, partial use as an office is permitted. We clarify with the owner which use is intended for the respective unit.
