Land transfer tax, notary and land registry together make up the 7.5% purchase costs we also quote in the FAQ. The agent's commission sits alongside them: in Saxony each side pays 3.57% including VAT. In a sale without an agent it does not arise.

Frequently asked questions about property financing
How much of my own money do I need for a property in Saxony?
As a rule of thumb, 20% of the purchase price plus the additional purchase costs. In Saxony those costs come to around 7.5% (5.5% land transfer tax, approx. 2% notary and land registry). The more of your own money you put in, the better the terms; we will show you what proportion makes sense in your situation.
What state subsidies are available when buying a home?
The German development bank KfW supports climate-friendly new builds, energy-efficient refurbishment of existing stock and age-appropriate conversion, among other things, with low-interest loans and in some cases repayment grants. The programmes and their terms change regularly. We check free of charge, and up to the day, which subsidy fits your plans.
Can I finance a property without any money of my own?
A 100% or even 110% mortgage is possible, but it comes with strict conditions: a very good income, secure employment and a property that holds its value. The interest rate is then noticeably higher. We will tell you honestly whether it is sustainable in your situation, or what the alternatives are.
What is the difference between the nominal and the effective rate?
The nominal rate is the plain interest rate on the loan. The effective rate additionally includes the costs of the credit (for example arrangement fees and the way payments are credited), which makes it the right figure for comparing offers. It is required by law and it is what makes offers comparable.
How early should I look into follow-up financing?
Ideally 12 to 36 months before the fixed-rate period ends. A forward loan lets you lock in today’s terms up to five years ahead. Switching lender is often cheaper than extending with your existing bank, so comparing is almost always worth it.
What does financing advice cost at ESTAYA?
The initial conversation and the comparison of terms are free of charge and without obligation. If financing comes about, we receive a fee from the lending institution, as is customary in the industry. No additional cost arises for you.
