Buildings insurance
The foundation of any property cover. Every lender requires it as a condition of the mortgage. It protects the building against fire, escape of water, storm and hail.

Choose your property type or your role. We show you exactly the products that matter to you.
For a condominium the buildings insurance is held by the owners’ association, so that part is already covered. Beyond it you carry risks of your own.
Everything inside your flat, furniture, electronics, clothing, jewellery, falls outside the association’s buildings insurance. For that you need a policy of your own.
Rent disputes, notices to quit, possession proceedings: legal arguments with tenants are expensive. Landlord legal expenses insurance covers solicitor and court costs.
When your tenant stops paying, your own costs carry on. Rent default insurance protects your rental income even while possession proceedings run.
Heavy rain, sewage backflow and flooding are often left out of the association’s buildings insurance. Check your association contract, or simply ask.
As a homeowner you carry every insurance risk yourself. These are the products you genuinely need.
The single most important policy. Every lender requires it as a condition of the mortgage. It protects the building against fire, escape of water, storm and hail.
Heavy rain, flooding and sewage backflow are not part of buildings insurance. In Saxony, with extreme weather on the rise, this cover is indispensable.
As the owner your liability for harm on your land is unlimited. Black ice, a loose roof tile, a broken step: one personal injury claim can threaten everything you have.
Covers everything you own inside: furniture, electronics, clothing. Buildings insurance protects the house, not what stands in it.
If you let out a unit, landlord legal expenses insurance shields you from the cost of legal disputes with tenants.
Secures your rental income if the tenant stops paying or the unit becomes uninhabitable.
A purely residential building with several tenancies. You carry every insurance risk on your own, and the responsibility grows with each additional unit.
As owner of the whole building you take out the buildings insurance yourself, not the individual tenants. It covers the entire building against fire, escape of water, storm and hail.
In an apartment building the damage from heavy rain or backflow runs especially high: every cellar, communal area and plant room is hit at once.
With several tenancies and a larger plot the liability risk rises sharply. Stairwells, grounds, communal areas: every one of them is your responsibility.
The more tenancies you hold, the likelier a dispute becomes. Landlord legal expenses insurance covers every unit at once.
If one unit falls vacant, the costs of the whole building carry on. Rent default insurance steadies your cash flow through voids and non-payment alike.
Mixed-use property has requirements of its own: commercial occupancy changes the risk profile considerably.
Different rates apply depending on the share of commercial use. Where commercial use dominates, a commercial buildings policy is required. We work out which applies to your property.
Commercial footfall raises the liability risk considerably. Customers, delivery drivers, visitors: anyone who sets foot on your land can come to harm you are answerable for.
Commercial tenancies are legally more involved than residential ones. Landlord legal expenses insurance covers both kinds of tenant.
Commercial rent losses tend to run higher than residential ones. One insolvent business tenant can put the whole return at risk.
In commercial property, natural hazard damage brings business interruption and heavy knock-on costs.
Undeveloped land carries risks too. As the owner you are liable for everything that happens on your plot, building or no building.
Harm happens on undeveloped land too. A fallen tree, uneven ground, an unguarded pit: as the owner you are liable for any injury to others.
The moment you start building, new risks appear: storm damage to the shell, vandalism, theft of materials.
Flooding and landslip can strip a great deal of value from undeveloped land. Particularly relevant in Saxony as heavy rainfall increases.
Your landlord’s buildings insurance protects the building, not your personal belongings. Cover for those is down to you.
Your landlord’s buildings insurance does not protect your belongings. After a burglary, fire or water damage you carry the loss yourself unless you hold your own policy.
You cause damage by accident, in your own flat or at a neighbour’s. Personal liability insurance stands between you and the claim.
Arguments over rent increases, service charge statements or the deposit get expensive fast. Tenancy legal expenses insurance covers the solicitor and court costs on your side.
If heavy rain damages your flat and ruins your belongings, a standard contents policy does not respond. The natural hazards add-on closes that gap.
As a managing agent you are responsible for someone else’s property. A mistake gets expensive, for your clients and for you.
The most important product any managing agent can hold. Where a mistake in your administration causes the owner a financial loss, you are personally liable. German residential managing agents must evidence this cover under section 34c of the Trade Regulation Act together with section 15 MaBV.
Liability cover has to be settled for every property you manage. We coordinate it across your entire portfolio.
We help you put the right buildings cover in place for every managed property, and gather comparison quotes for you.
We help you recommend the right products to your owners, something clients notice and value.
Every product explained: short, plain and with the essentials up front.
These six cover the great majority of cases. Below each one you can see which situations it applies to.

It is not required by law, but in practice it is indispensable: every lender demands it as a condition of the mortgage, and without it you carry the full risk of fire, escape of water and storm damage yourself. For a landlord it is the foundation of all cover.
As the owner your liability is unlimited if someone comes to harm on or beside your land, through black ice, a loose roof tile or a broken step. For a let property no private liability policy will respond. Property owner’s liability closes exactly that gap, usually for only a few euros a month.
An existing buildings policy passes to the buyer automatically on sale (section 95 of the German Insurance Contract Act). The buyer then has a special right of termination and can cancel or restructure the contract within one month of the land registry entry, a good moment to have both the cover and the premium reviewed.
No, and this is the most common misunderstanding. Flooding, heavy rain, sewage backflow and landslip are not covered automatically; they have to be added as a natural hazards module. In Saxony, with its history of flooding, that module is strongly recommended.
Yes, particularly then. A single possession claim can quickly run to several thousand euros in solicitor, court and enforcement costs and drag on for more than a year. With only one or two let properties, such costs can rarely be absorbed out of the rent.
For you it is free of charge and without obligation. ESTAYA does not arrange insurance itself; with your consent we pass your enquiry on to our cooperation partner Volker Herrmann. He advises you and settles his fee with the insurer. ESTAYA receives a referral fee from him for introducing the contact; it is not charged to you.
