Property market in Leipzig

With around 630,000 inhabitants, Leipzig is the largest city in Saxony and an independent city in the north-west of the Free State. Since 2011 hardly any other large German city has grown as quickly, which has put the housing market under pressure for years. Within Saxony, Leipzig is one of the more expensive locations: the price level is noticeably above that of Chemnitz and moves close to Dresden. For owners this means a good starting position, for buyers a market in which sought-after properties are taken quickly.

The building stock is strongly shaped by the Gründerzeit. The Waldstraßenviertel is regarded as one of the largest continuous Gründerzeit quarters in Europe and is among the most sought-after addresses in the city. In the south, the Südvorstadt around Karl-Liebknecht-Straße and the quieter Connewitz attract a young public. Schleußig lies embedded between the Weiße Elster and the floodplain forest and is popular with families. In the west, Plagwitz and Lindenau stand for the change from industrial quarter to creative quarter, visible at the Baumwollspinnerei in Lindenau and at the Karl-Heine-Kanal. Gohlis in the north combines villa areas with solid period buildings. In demand are renovated period flats, town houses and investment properties with rental potential.

Demand is carried by a broad economic base. BMW and Porsche run large plants in the north of the city, DHL maintains a central hub at Leipzig/Halle airport, and Amazon is one of the major employers in logistics. The Universität Leipzig with more than 30,000 students, together with the HHL and the HTWK, ensures constant rental demand. Added to this is Leipzig as a trade fair and music city with the Gewandhaus and the Thomanerchor. This is exactly where our market knowledge comes in: we value every property in the context of its specific street and its district, not according to blanket averages for the entire city area.

A note on the market figures: The figures shown are based on publicly available market and listing data together with the ESTAYA valuation engine. They are guide values without warranty. For an individual and binding assessment of your property we recommend a personal consultation with ESTAYA.

Your contact for Leipzig

As a locally rooted estate agent based in Chemnitz, we know the Leipzig market down to the level of individual streets. There are worlds between a renovated Gründerzeit flat in the Südvorstadt, a terraced house in Schleußig and an investment property in Plagwitz, and these differences cannot be read from a table. We look closely at location, condition, floor plan and rental situation before we name a price.

For owners who want to sell, we offer an honest valuation in line with the market instead of flattering figures. We prepare your property professionally, approach suitable prospective buyers directly and guide you safely through viewings and price negotiation. Through our network of registered buyers we place a share of the properties discreetly, without broad marketing.

We advise buyers and investors openly and on the basis of facts. In a growing city like Leipzig in particular, the look at the specific district decides whether an investment pays off. We assess yield, level of renovation and lettability soberly and also say when a property is not worth its price. From the first conversation to the notary appointment, we support you personally and transparently.

Frequently asked questions zu Immobilien in Leipzig

Who pays the estate agent's commission when buying a property in Leipzig?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Leipzig?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Leipzig tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Leipzig?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Leipzig, depending on the location either the city administration or the district office. We know from the 9 properties we have sold in Leipzig which papers tend to be missing.

How long does it take in Leipzig from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Leipzig?

Many rules do not apply to the whole town but only to individual areas. Leipzig is made up of districts including Zentrum-Nord, Eutritzsch und Reudnitz-Thonberg, and the city or municipal authority can tell you whether a preservation statute (Section 172 German Building Code) or a formally designated redevelopment area applies there. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
