Property market in Chemnitz

With around 250,000 inhabitants, Chemnitz is the third largest city in Saxony and European Capital of Culture in 2025. For buyers and investors the Chemnitz property market is one of the most attractive value for money markets among Germany's major cities. Prices per square metre are clearly below the level of Dresden or Leipzig, with stable demand and solid lettability.

The most sought after residential location is the Kaßberg, one of the largest continuous Gründerzeit and Art Nouveau quarters in Germany. Refurbished period flats with stucco, high ceilings and floorboards are especially in demand here. The Sonnenberg is regarded as an up and coming quarter with refurbishment potential and a growing, creative neighbourhood. Living is quieter and more family oriented in Schloßchemnitz, Rabenstein or Adelsberg, while Altchemnitz and Bernsdorf are of interest to investors because of their proximity to the campus of the Technische Universität.

The nearly 9,000 students of TU Chemnitz and the long established industry ensure reliable rental demand. Anyone buying in Chemnitz today benefits from low entry prices and sound rental yields, in a city that is gaining visibility as Capital of Culture. What decides the right price is position, year of construction, refurbishment status and the micro location within the district. This is exactly where our market knowledge comes in: we value every property in the context of its specific street, not according to blanket averages.

A note on the market figures: The figures shown are based on publicly available market and listing data together with the ESTAYA valuation engine. They are guide values without warranty. For an individual and binding assessment of your property we recommend a personal consultation with ESTAYA.

Your contact for Chemnitz

Chemnitz is our main location and the place we know best. As a locally rooted estate agent we know not only the broad lines of the market but every micro location: from the Kaßberg and the Sonnenberg to Rabenstein and Altchemnitz. That closeness decides whether the result is a figure from a table or a price that can actually be achieved on the market.

For owners who want to sell, that means an honest valuation in line with the market and marketing that shows the strengths of your property to best effect. Through our network of registered buyers a proportion of the properties is placed off market, often before it is publicly advertised.

We advise buyers and investors openly and on the basis of facts. We tell you which positions are worthwhile, where refurbishment is needed and what yield is realistic. From the first conversation to the notary appointment we support you personally and transparently.

Frequently asked questions zu Immobilien in Chemnitz

Who pays the estate agent's commission when buying a property in Chemnitz?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Chemnitz?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Chemnitz tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Chemnitz?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Chemnitz, depending on the location either the city administration or the district office. We know from the 81 properties we have sold in Chemnitz which papers tend to be missing.

How long does it take in Chemnitz from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Chemnitz?

Many rules do not apply to the whole town but only to individual areas. Chemnitz is made up of districts including Sonnenberg, Altchemnitz und Schloßchemnitz, and the city or municipal authority can tell you whether a preservation statute (Section 172 German Building Code) or a formally designated redevelopment area applies there. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
