Durch seinen alten, dichten und gesunden Baumbestand ist das Grundstück grün und idyllisch. Der Stadtteil mit seiner industriegeschichtlichen Bedeutung aus der Gründerzeit verbindet Tradition und Innovation.
Das Areal wurde für Forschung und Entwicklung konzipiert. Zu DDR-Zeiten sind hier in diesem Forschungszentrum die weltweiten Erfolge im Werkzeugmaschinenbau begründet worden.
