Property market in Erzgebirge
The Erzgebirge is not a single town but a low mountain region in the south of Saxony that stretches along the border with the Czech Republic. With more than 300,000 inhabitants the Erzgebirgskreis is the most populous rural district in eastern Germany and comprises 59 towns and municipalities, 27 of which hold town charter. For buyers and investors the region is one of the more affordable places to live in Saxony. Square metre prices are well below the level of Dresden or Leipzig and mostly also below that of the nearby city of Chemnitz. The price level ranges from very moderate in remote ridge locations to upmarket in places popular with tourists.
The administrative seat is Annaberg-Buchholz with its late Gothic St. Annenkirche and the Frohnauer Hammer. Other sought after places to live include Aue-Bad Schlema, Marienberg, Schwarzenberg, Stollberg and Zwönitz. Demand focuses above all on one and two family houses as well as on refurbished period flats in the town centres. In tourist locations such as the spa town of Oberwiesenthal, the highest town in Germany, holiday flats and second homes are added to this. Anyone who wants to live rurally and close to nature will find quiet village locations in the smaller municipalities, with plots at prices that are barely attainable in conurbations any more.
Several factors carry the demand. They include an industry shaped by medium sized firms in metal processing, mechanical engineering and automotive supply, tourism around the UNESCO World Heritage Montanregion Erzgebirge and the Erzgebirge wooden craft from Seiffen, as well as commuters heading towards Chemnitz and Zwickau, who are connected by the Erzgebirgsbahn and the valley routes. Winter sport on the Fichtelberg additionally creates seasonal demand. That is why we value every property in the context of its specific place and location, not according to blanket district averages.
Your contact for Erzgebirge
As an estate agent with local knowledge based in Chemnitz we look after the entire Erzgebirge, from the towns of Annaberg-Buchholz, Aue-Bad Schlema and Schwarzenberg through to the smaller municipalities on the ridges. We know that values here differ markedly from place to place and from valley location to hillside location. A refurbished house close to a town is valued differently from a plot in a remote location or a holiday property in the spa town of Oberwiesenthal. That closeness decides whether the result is a figure from a table or a price that can actually be achieved on the market.
For owners who want to sell, that means an honest, market based valuation instead of embellished promises. We examine the building fabric, the energy standard and the location, position your property realistically within the regional market and market it in a targeted way. Through our network of registered prospective buyers a share of the properties is placed discreetly, without a broad online listing.
We advise buyers and investors openly and on the basis of facts. The Erzgebirge offers solid yield prospects and a price level that allows entries which have long ceased to be conceivable in Dresden or Leipzig. We tell you honestly where letting pays off and where tourist demand fluctuates seasonally. From the first conversation to the notary appointment we support you personally and transparently.

Frequently asked questions zu Immobilien in Erzgebirge
Who pays the estate agent's commission when buying a property in Erzgebirge?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Erzgebirge?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Erzgebirge tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Erzgebirge?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Erzgebirge, depending on the location either the city administration or the district office.
How long does it take in Erzgebirge from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Erzgebirge?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
