Property market in Lichtenstein
Lichtenstein, with around 10,800 inhabitants, lies in the Zwickau district in Saxony, in hilly countryside between Chemnitz and Zwickau. The small town markets itself as a town in the green and combines building fabric from the Gründerzeit, dating from the heyday of the textile and hosiery industry, with quiet residential positions in the surrounding area. For buyers and investors, Lichtenstein is one of the affordable locations in western Saxony: the prices per square metre are well below the level of Dresden or Leipzig and also below that of the nearby city of Chemnitz, with steady local demand.
The most sought-after residential positions are spread across the town centre and the incorporated districts. In the town centre and in historic Callnberg, town houses and renovated apartment buildings shape the picture, many of them from the era of the textile manufacturers. Heinrichsort, part of the town since 1996, and Rödlitz, incorporated in 1994, offer village structures and are popular with families looking for a detached house with a plot. Around Schloss Lichtenstein and the parks with the sculpture trail there are quiet, green residential streets.
Demand comes above all from commuters. The Volkswagen plant in Zwickau and the employers in Chemnitz are easy to reach via the B173 and the A72 and A4 motorways, and the railway line from Stollberg to St. Egidien serves stops within the town. In addition there are local families looking for affordable residential property in a manageable setting, as well as the DRK hospital as a reliable employer on the doorstep. We assess every property according to its specific position, building fabric and state of refurbishment rather than by blanket averages, and we tell you what can actually be achieved on the market.

Your contact for Lichtenstein
As an estate agent based in nearby Chemnitz, we are at home in western Saxony and regularly look after Lichtenstein and the surrounding places in the Zwickau district. We know the difference between a renovated town house in the centre, a detached house in Heinrichsort or Rödlitz and a flat in a quiet green position. This classification decides whether the result is a figure from a table or a price that can actually be achieved on the market.
For owners who want to sell, that means an honest valuation in line with the market, without embellished figures. We prepare your property professionally, approach vetted prospective buyers in a targeted way and guide you through every step, from obtaining the documents to the handover. Through our network of registered buyers we place some of the properties discreetly, away from the portals.
We advise buyers and investors openly and on the basis of facts. In Lichtenstein in particular, a close look at the building fabric, the state of refurbishment and the position counts for more than any average figure, because prices are moderate but the quality of the properties varies widely. From the first conversation to the notary appointment, we support you personally and transparently.

Frequently asked questions zu Immobilien in Lichtenstein
Who pays the estate agent's commission when buying a property in Lichtenstein?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Lichtenstein?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Lichtenstein tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Lichtenstein?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Lichtenstein, depending on the location either the city administration or the district office.
How long does it take in Lichtenstein from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Lichtenstein?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
