Property market in Markranstädt

Markranstädt is a town with around 16,000 inhabitants in the Leipzig district and lies about ten kilometres south-west of the centre of Leipzig, directly on the western city boundary of Leipzig. The town combines a small-town core with extensive village districts and plenty of greenery. It therefore belongs to the immediate surroundings of Leipzig and benefits from the growth of the city without reaching its price level. The prices per square metre are moderate, noticeably below the Leipzig city-centre positions and likewise below Dresden, with demand carried by the influx into the area around Leipzig.

One and two-family houses as well as plots in the districts around the Kulkwitzer See are particularly sought after, among them Kulkwitz, Gärnitz and Seebenisch. The Kulkwitzer See, a local recreation lake created from a former lignite opencast mine, makes the western positions attractive for families, water sports enthusiasts and divers. In the town centre there are existing flats and renovated period buildings close to the late Gothic Sankt Laurentiuskirche and the redesigned town centre. In the village districts such as Großlehna, Altranstädt, Räpitz, Quesitz or Göhrenz, detached houses and farmsteads with larger plots predominate.

Demand rests above all on commuters who work in Leipzig and want to live in the green surroundings. The A 9 and A 38 motorways, the proximity to Leipzig-Halle Airport and the station on the line from Leipzig to Großkorbetha with an hourly S-Bahn service ensure a fast connection. Several commercial estates, among them Ranstädter Mark and Großlehna, additionally create jobs locally. As an estate agent based in Chemnitz, we look after the Leipzig region across the wider area and assess every property in the context of its specific position and transport links, not according to blanket average figures.

A note on the market figures: The figures shown are based on publicly available market and listing data together with the ESTAYA valuation engine. They are guide values without warranty. For an individual and binding assessment of your property we recommend a personal consultation with ESTAYA.

Your contact for Markranstädt

We look after Markranstädt from Chemnitz as part of our regional catchment area around Leipzig. We know the differences between the lakeside positions around Kulkwitz and Gärnitz, the renovated town centre and the quiet village districts such as Großlehna, Räpitz or Göhrenz. This classification decides whether the result is a figure from a table or a price that can actually be achieved on the market.

For owners who want to sell, that means an honest valuation in line with the market instead of an embellished figure that later does not hold up at the negotiating table. We examine the specific position, the condition and the connections of your property and align the marketing with the buyer groups that are actually looking in Markranstädt: families from Leipzig and commuters who appreciate the green surroundings. Through our network of registered buyers we place some of the properties discreetly.

We advise buyers and investors openly and on the basis of facts, from the assessment of lettability to the realistic yield in the area around Leipzig. A terraced house near the Kulkwitzer See appeals to different prospective buyers than an apartment building in the town centre, and we value both by their own standards. We also tell you when a property is not worth its price. From the first conversation to the notary appointment, we support you personally and transparently.

Frequently asked questions zu Immobilien in Markranstädt

Who pays the estate agent's commission when buying a property in Markranstädt?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Markranstädt?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Markranstädt tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Markranstädt?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Markranstädt, depending on the location either the city administration or the district office.

How long does it take in Markranstädt from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Markranstädt?

Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
