Property market in Naunhof

Naunhof is a small town in the Landkreis Leipzig and, with its seven districts, has around 8,700 inhabitants. The town lies about 20 kilometres south east of Leipzig on the edge of the Leipziger Tieflandsbucht and is roughly three quarters surrounded by woodland. For buyers, Naunhof is part of the sought after surroundings of the trade fair city: prices per square metre are below the level of the city of Leipzig itself, with steady demand from families and commuters who are looking for more land and living space within easy reach of Leipzig than the city itself offers.

Demand is mainly for detached single family houses and building plots. In the town centre around the late Gothic Stadtkirche and the railway station, period buildings mix with post war development, while the village districts of Albrechtshain, Ammelshain, Eicha, Erdmannshain, Fuchshain and Lindhardt are characterised by farmsteads, farmhouses and quiet residential settings. Properties near the water are particularly popular: on the Naunhofer See, also known as the Grillensee, as well as on the Ammelshainer and the Albrechtshainer See, all of them former gravel pits. Directly on the Grillensee a larger new build quarter, the Grünstadt Naunhof, is also taking shape.

Demand is carried first and foremost by commuter traffic to Leipzig: the station on the RB 110 line brings you into central Leipzig in a good twenty minutes, and the A14 motorway with the Dreieck Parthenaue is only a few kilometres away. Added to this are the recreational value of the lakes and woods as well as the two waterworks that supply parts of the Leipzig region with drinking water. Naunhof lies outside our core area around Chemnitz, which is why we deliberately value properties here on the basis of data and with an eye on the specific setting within the town rather than on blanket averages. We assess every property in the context of its particular street and its surroundings, in the town centre just as much as in a lakeside position or in one of the districts.

A note on the market figures: The figures shown are based on publicly available market and listing data together with the ESTAYA valuation engine. They are guide values without warranty. For an individual and binding assessment of your property we recommend a personal consultation with ESTAYA.

Your contact for Naunhof

From our base in Chemnitz we look after sellers and buyers throughout western Saxony and in the Leipzig surroundings, which include Naunhof. We do not claim to know every street in Naunhof personally, but we work here with reliable market data and place every property on the basis of comparable sales, its location and its condition. In a sought after town on the edge of the city in particular, this assessment decides whether the result is a figure from a table or a price that can actually be achieved on the market.

For owners who wish to sell, that begins with an honest, market based valuation of your property, free of charge and without obligation. We prepare your property carefully, approach registered prospective buyers directly and guide you in a structured way through viewings and negotiation, so that the sale succeeds without unnecessary detours.

We advise buyers and investors openly and on the basis of facts, without talking properties up. We tell you where a location by the lake, in the town centre or in one of the districts is worth its price and where it is not, and what a property is suited to for letting or for your own use. From the first conversation to the notary appointment we accompany you personally and transparently.

Frequently asked questions zu Immobilien in Naunhof

Who pays the estate agent's commission when buying a property in Naunhof?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Naunhof?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Naunhof tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Naunhof?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Naunhof, depending on the location either the city administration or the district office.

How long does it take in Naunhof from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Naunhof?

Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
