Property market in Zschorlau
Zschorlau is a municipality in the Erzgebirgskreis with just under 5,000 inhabitants and lies in the western Erzgebirge, a few kilometres south of the large district town (Große Kreisstadt) of Aue-Bad Schlema and directly adjoining Schneeberg. Besides the main village, the municipality comprises the districts of Albernau and Burkhardtsgrün. Across just under 22 square kilometres and at an altitude of around 550 metres, wooded slopes, the valley of the Zschorlaubach and rural building stock shape the local scene. For buyers the region is one of the affordable property markets in Saxony: prices per square metre are clearly below the level of Chemnitz, Dresden or Leipzig, with a manageable supply and stable demand for owner-occupied homes.
Particularly sought after are detached one- and two-family houses with a garden, as they characterise the village. In the main village of Zschorlau demand concentrates on quiet residential streets with good connections to Aue and Schneeberg. The district of Albernau, known for the historic blue dye works Schindlers Werk, offers village-like locations on the valley slope. Burkhardtsgrün lies somewhat further out and appeals to buyers looking for quiet and closeness to the forest. Refurbished period buildings from the mining and craft tradition stand alongside owner-occupied homes from recent decades, so that layout, condition and plot size differ considerably within the municipality.
Demand is fed predominantly by the region itself: families and commuters who work in the economic area of Aue, Schneeberg and Eibenstock and want to live in green surroundings. Added to this is tourism in the Erzgebirge, which as the Montanregion Erzgebirge is part of the UNESCO World Heritage and links Zschorlau to mining history through mining monuments such as the Türkschacht. Because Zschorlau lies a good distance from the core Chemnitz area in the Erzgebirge, we deliberately value here on a regionally grounded basis: we place every property within its specific district, its hillside position and the local comparison of supply, instead of calculating with blanket average figures.

Your contact for Zschorlau
As an estate agent based in Chemnitz, we look after the whole Westsachsen region and the adjoining Erzgebirge, to which Zschorlau belongs. We read the market here from close up: a house in quietly situated Burkhardtsgrün has to be assessed differently from a refurbished craftsman's house in the main village or a location on the valley slope in Albernau. These differences decide whether the result is a figure from a table or a price that can actually be achieved on the market.
For owners who wish to sell, our work begins with an honest valuation of your property in line with the market, free of charge and without obligation. We prepare the property carefully, with meaningful photographs and complete documentation, approach registered prospective buyers from the Erzgebirge area in a targeted way and additionally present it on the major, high-traffic portals. In this way we steer the sale so that you do not sell below value and do not lose time on hopeless enquiries.
We advise buyers and investors openly and on the basis of facts. We tell you what an owner-occupied home in Zschorlau realistically costs, how matters stand with the building fabric, the plot, the energy condition and lettability, and which district suits your plans. On request we put you in touch with financing partners in the region. From the first conversation to the notary appointment we support you personally and transparently.

Frequently asked questions zu Immobilien in Zschorlau
Who pays the estate agent's commission when buying a property in Zschorlau?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Zschorlau?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Zschorlau tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Zschorlau?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Zschorlau, depending on the location either the city administration or the district office.
How long does it take in Zschorlau from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Zschorlau?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
