Property market in Oelsnitz
Oelsnitz/Erzgeb. lies in the Erzgebirgskreis in Saxony, around 20 kilometres south west of Chemnitz and about 14 kilometres east of Zwickau. The town has a good 10,000 inhabitants and was for decades the centre of the Lugau-Oelsnitz hard coal field, where coal was mined until 1971. This past is still visible in the town today, from the KohleWelt mining museum in the former Kaiserin-Augusta-Schacht to the wooded spoil heaps on the edge of town. For buyers and investors, Oelsnitz is an affordable small town market whose prices per square metre are clearly below the Chemnitz level, with a limited but dependable supply.
The housing supply is dominated by one and two family houses, complemented by estate and tenement houses from the mining era. Quiet residential settings are in demand in the districts of Neuoelsnitz, Oberoelsnitz and Niederoelsnitz as well as in Neuwürschnitz with Oberwürschnitz. Families are looking above all for the detached home with a garden, while along the main roads of the town centre there are also let apartment buildings. A well known viewpoint is the Glückauf-Turm on the Deutschlandschachthalde, from which the surroundings can be seen far and wide.
Demand rests strongly on commuters. Chemnitz and Zwickau, where the automotive industry and its suppliers provide many jobs, can be reached quickly via the federal roads and the nearby A72, and there is also the historic rail connection towards Stollberg. For owner occupiers what counts is the combination of a low price for a home of their own and good access to the two regional centres. We assess every property in the context of its particular location and its condition, not according to blanket averages for the whole Erzgebirgskreis. Whether an estate house from the mining era, a refurbished family home or a let apartment building, what is decisive is what can actually be achieved on the local market.

Your contact for Oelsnitz
From our base in Chemnitz we look after Oelsnitz and the northern Erzgebirge as a fixed part of our market area. We know the differences between the town centre and districts such as Neuoelsnitz or Neuwürschnitz, we know how mining estate houses, buildings from the years after reunification and refurbished family homes are traded here, and how strongly the closeness to the jobs in Chemnitz and Zwickau carries demand.
For owners who wish to sell, that means an honest, market based valuation instead of a flattering figure. In a small town market in particular, the right asking price decides whether a property quickly finds a suitable buyer or stays advertised for months. Through our network of registered prospective buyers we approach precisely those people for whom Oelsnitz is an option as an affordable location for a home of their own.
We advise buyers and investors openly and on the basis of facts about condition, location, need for refurbishment and realistic lettability on site. That way you know what you are getting into before you decide. From the first conversation to the notary appointment we accompany you personally and transparently.

Frequently asked questions zu Immobilien in Oelsnitz
Who pays the estate agent's commission when buying a property in Oelsnitz?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Oelsnitz?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Oelsnitz tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Oelsnitz?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Oelsnitz, depending on the location either the city administration or the district office.
How long does it take in Oelsnitz from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Oelsnitz?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
