We determine the actual, market-appropriate sale price only at the on-site valuation, because condition, fittings, the detailed location and the property documents have a decisive influence on the value.
Valuations by ESTAYA serve as a market assessment for sale decisions and are not admissible in court. For legally binding purposes, a full report by a publicly appointed and sworn expert is required.

Yes. Both the quick online valuation and the on-site valuation by our agents are free of charge and without obligation for you. This does not commit you to instructing us, and you are not required to sell afterwards. Even if you later instruct us to handle the sale, there are no separate valuation fees.
The quick valuation is based on current market data for your region and gives you a price range, not a single figure. It is a sound initial guide, but no more than that: an online calculation cannot see the condition, the fittings, the immediate surroundings or the property documents. We establish the appropriate market price at the on-site valuation.
Because the very factors that move the price the most have to be assessed on site: the condition of the roof, heating and windows, the layout and fittings, noise and orientation, plus the Grundbuch (the German land register), the Teilungserklärung (the deed that divides the building into individual flats) and the energy performance certificate. Your adviser will also discuss strategy and your preferred timing with you. You will then receive a written price assessment with a precise target price.
Our focus is on Chemnitz, Leipzig and the area surrounding our head office in Limbach-Oberfrohna. We will travel anywhere in Saxony for an on-site appointment. If your property lies outside this area, please get in touch: we will tell you honestly whether we know the local market well enough to give a reliable assessment.
