How do I calculate the yield of an apartment building?

The gross yield is the annual net cold rent in relation to the purchase price. For the net yield you deduct the non-apportionable management costs. We provide the rent roll and the management data so you can calculate cleanly.

What does the purchase price multiplier tell me?

The purchase price multiplier describes the ratio of the purchase price to the annual net cold rent. It helps make properties within a region comparable. We put the multiplier into context for you, considering location, condition and rental potential.

How do I check the rental income and the leases?

The current rent roll, the existing leases, any vacancies and outstanding payments are decisive. Pay attention to the ratio of actual rent to the local going rate, as this can reveal potential. We document these figures transparently in the data room.

Which documents are especially important for an investment property?
