Amtsberg lies in the Erzgebirgskreis district in Saxony, a good ten kilometres south east of Chemnitz, between the rivers Zwönitz and Zschopau at around 450 metres above sea level. The municipality was created in 1994 from the merger of several villages and today has around 3,600 inhabitants. Amtsberg is not a town but a rural residential community in the foothills of the Erzgebirge, wooded and quiet, with the Dittersdorfer Höhe at 553 metres as a well known viewpoint and local recreation spot. For buyers this means a price level clearly below that of the city of Chemnitz and far below Dresden or Leipzig, combined with a short journey into the city.
The municipality consists of four districts: Dittersdorf, Schlößchen, Weißbach and Wilischthal. Dittersdorf and Weißbach are old Waldhufendörfer, linear forest villages, with an established stock of one and two family houses, farmhouses and a few remaining farmsteads, plus new building plots on the village edge. Wilischthal lies lower down in the Zschopau valley by the railway station, Schlößchen goes back to a former manor farm. What is wanted here is above all detached houses with land in a quiet village setting, while flats for sale play a minor role.
The most important driver of demand is the proximity to Chemnitz. The City-Bahn Chemnitz stops in Dittersdorf and has run hourly to Chemnitz and to Aue since the beginning of 2022. There is also a connection to the B180 and, in Dittersdorf, to the B174. That makes Amtsberg attractive for commuters who want to live in the countryside and still reach the city quickly. Added to this is the leisure appeal of the Erzgebirge with its walking trails. Who pays the estate agent's commission when buying a property in Amtsberg?
