Grünhainichen is a municipality in the Erzgebirgskreis in Saxony with around 3,000 inhabitants, set in the Erzgebirge between the valleys of the Zschopau and the Flöha, about 25 kilometres south-east of Chemnitz. Beyond the region, the village is known for its wood art: it is home to the Wendt & Kühn workshop, founded in 1915, whose Grünhainicher Engel with the eleven dots on their wings are sold worldwide, and to the craftwork of BLANK. Together with Seiffen and Olbernhau, Grünhainichen is one of the centres of Erzgebirge wood art. For buyers this means a rural price level, below that of Dresden or Leipzig and also below that of the city of Chemnitz.

The municipality is divided into the three villages of Grünhainichen, Borstendorf and Waldkirchen. Grünhainichen itself is a Waldhufendorf, a forest village that stretches along the slopes west of the Flöha, with detached one and two family houses, older craft and commercial buildings from the tradition of figure and toy making, and rural plots with plenty of greenery. Borstendorf lies in the Flöha valley and is sought after by families and nature lovers, Waldkirchen is a quiet, traditionally shaped village in a side valley of the Zschopau. Who pays the estate agent's commission when buying a property in Grünhainichen?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB).
