Burgstädt is a small town with around 10,300 inhabitants in the Landkreis Mittelsachsen, about 15 kilometres north of Chemnitz. The town lies between the valley of the Zwickauer Mulde and the Chemnitztal, in the triangle formed by Chemnitz, Leipzig and Dresden, and goes back to a first documentary mention in the year 1378. For buyers and investors Burgstädt is one of the affordable locations in the area around Chemnitz: the price level is clearly below that of the cities of Dresden and Leipzig and usually also below that of Chemnitz itself, with quiet but reliable demand.

Particularly sought after are detached one and two family houses in the quiet residential areas around the historic market square as well as in the districts of Burkersdorf, Göppersdorf, Helsdorf and Mohsdorf. Herrenhaide, which belongs to Göppersdorf, and Schweizerthal, which is part of Mohsdorf, add village style plots and existing properties on the edge of the Rochlitzer Muldental. In the town centre there are also terraced and semi detached houses as well as flats in Gründerzeit and refurbished residential buildings, an architectural legacy of the textile industry that shaped the town in the 18th and 19th centuries.

Demand rests on commuters, who benefit from the regular rail connection to Chemnitz and Leipzig and from the City-Bahn to Chemnitz, and on families who combine rural living with a short drive into the city. The commercial and industrial sites in Herrenhaide and the A4 motorway around ten kilometres away secure local jobs, while destinations such as the Taurasteinturm in the Wettinhain and the Rochlitzer Muldental draw visitors to the region. Who pays the estate agent's commission when buying a property in Burgstädt?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB).
