Limbach-Oberfrohna lies in the Zwickau district in the south-west of Saxony, around 15 kilometres north-west of Chemnitz at the transition to the Erzgebirgsvorland. With about 23,700 inhabitants, the town is one of the larger municipalities in the area around Chemnitz and is made up of seven districts that grew independently. The price level is noticeably below that of the Saxon cities of Dresden and Leipzig and also below typical Chemnitz city-centre positions. That makes the town interesting for owner-occupiers and for investors alike: buyers get more living space and land for their budget here, with a short drive to the workplaces in Chemnitz.

The largest share of demand is carried by detached family houses with a garden, many of them in quiet districts such as Kändler, Pleißa and Bräunsdorf. In the central area around Limbach and Oberfrohna, renovated apartment buildings from the Gründerzeit shape the picture, supplemented by imposing villas of former textile manufacturers. Wolkenburg-Kaufungen, with Schloss Wolkenburg above the Zwickauer Mulde and the landscape park, forms the most attractive setting and is sought after for living in the green. Rußdorf and the rural fringe positions appeal to families who put plot size and quiet above proximity to the centre.

Demand is fed above all by the proximity to Chemnitz and the good connection via the A4 and A72 motorways, which allows commuting in several directions. Locally, employers from automotive supply, sun protection technology and the continuing textile production provide stable employment and therefore reliable tenants. Inward migration has exceeded outward migration for years, which keeps well-maintained family houses in short supply. Who pays the estate agent's commission when buying a property in Limbach-Oberfrohna?

Whoever instructs the estate agent owes the commission.
