Property market in Lunzenau
Lunzenau is a small town with just under 3,900 inhabitants in the Mittelsachsen district, situated on the Zwickauer Mulde in the Saxon Granulitgebirge, about 25 kilometres north-west of Chemnitz and around 65 kilometres south of Leipzig. The property market is shaped by one and two-family houses, many of them from the Gründerzeit and from the era of the local paper industry. For buyers, Lunzenau is one of the more affordable locations in the region: the purchase prices are usually below the already moderate Chemnitz level and therefore considerably lower than in Dresden or Leipzig. Anyone looking for residential property in rural Saxony will find solid building fabric here at comparatively low prices.
The core is formed by the old town along the Mulde with its historic buildings and the church of St. Jakobus. The town includes six districts: Berthelsdorf, Cossen, Elsdorf, Göritzhain, Himmelhartha and Rochsburg. Rochsburg is particularly sought after, with the castle of the same name on the rocky spur above the Mulde, where village living and the view come together. In the other districts, detached houses with a garden and former farmsteads dominate, while flats are found mainly in the town centre and in the holdings of the local housing cooperative. New-build plots are scarce and concentrated on individual hillside positions with a view into the Mulde valley.
Demand comes predominantly from owner-occupiers, from families and commuters who want to live quietly in the countryside and at the same time be well connected. The A72 is a few kilometres away at Penig and makes Chemnitz easy to reach; the railway line from Leipzig to Chemnitz, which runs through the district of Göritzhain, is to be upgraded again for passenger traffic in future. The Mulderadweg, Schloss Rochsburg and the 68 metre high Göhrener Viadukt also make the area interesting for tourism and give holiday properties a perspective. The market is small-scale and every property is an individual case. That is why we assess each property individually on site and examine its condition, position and lettability instead of calculating with blanket average figures, so that in the end the price fits the actual property.

Your contact for Lunzenau
As an estate agent based in nearby Chemnitz, we know Lunzenau and its districts from our own experience. We know that a house in Rochsburg with a view into the Mulde valley has to be valued differently from a property in Cossen or a flat in the old town on the Mulde. In a small-scale market like this one, precise knowledge of the street, the condition and the surroundings decides whether the result is a figure from a table or a price that can actually be achieved.
To owners who want to sell we offer an honest valuation in line with the market instead of embellished wishful figures. In a small town with a limited supply in particular, addressing the right buyers is decisive. Through our network of registered prospective buyers in Chemnitz and Mittelsachsen we also reach people who are specifically looking for a home in the quiet Mulde valley.
We advise buyers and investors openly and on the basis of facts. We tell you clearly where low purchase prices meet realistic rental expectations and where the need for refurbishment puts the price into perspective. Whether a home for the family or a property to let: from the first conversation to the notary appointment, we support you personally and transparently.

Frequently asked questions zu Immobilien in Lunzenau
Who pays the estate agent's commission when buying a property in Lunzenau?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Lunzenau?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Lunzenau tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Lunzenau?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Lunzenau, depending on the location either the city administration or the district office.
How long does it take in Lunzenau from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Lunzenau?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
