Crimmitschau is a large district town (Große Kreisstadt) with around 18,000 inhabitants in the Landkreis Zwickau, in the west of Saxony near the border with Thuringia. The town lies in the valley of the Pleiße, about 15 kilometres north of Zwickau and around 40 kilometres west of Chemnitz. As a former textile stronghold, known as the town of 100 chimneys, Crimmitschau is rich in Gründerzeit architecture, manufacturers' villas and solid building fabric. For buyers and investors the property market is one of the affordable locations in western Saxony: prices per square metre are clearly below the level of Dresden or Leipzig, with stable demand and affordable entry costs.

The first area of demand is the historic old town around the market square and the St Laurentius church, where refurbished apartment buildings and flats are the focus. Families look above all in the quiet outer areas and the established districts such as Blankenhain, Frankenhausen, Langenreinsdorf and Mannichswalde, where single family houses with land and a village character predominate. The proximity to the Sahnpark, the 40 hectare recreation area with its ice rink, makes the northern residential quarters attractive for many. One and two family houses, Gründerzeit flats and apartment buildings held as investments form the core of the supply.

Demand rests on several factors: the good transport position on the A4 and on the railway line from Leipzig to Hof with connections to Zwickau and Altenburg, employers such as the automotive supplier Linamar and the commercial park in the east, as well as commuters who live affordably and work in the Zwickau region. Who pays the estate agent's commission when buying a property in Crimmitschau?

Whoever instructs the estate agent owes the commission. In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
