Property market in Zwickau
Zwickau is the fourth largest city in Saxony and the district town of the district of the same name in Westsachsen, a good 40 kilometres west of Chemnitz on the Zwickauer Mulde. Via the A4 in the north and the A72 in the south the city is connected to Chemnitz, Leipzig and Dresden. For buyers and investors the Zwickau property market is one of the more affordable locations in Saxony: prices per square metre are noticeably below the level of Dresden and Leipzig, while industry and the university of applied sciences ensure steady demand.
Particularly sought after are the Gruenderzeit and villa quarters that arose in the 19th century with hard coal mining, for example in Planitz with its castle ensemble and the Lukaskirche. Niederhohndorf is one of the quieter, more sought-after residential areas, while simpler locations such as Maxhuette and the large housing estates in Eckersbach and Neuplanitz sit below this in price. In the city centre and in districts such as Poelbitz, Marienthal or Weissenborn, refurbished period buildings, blocks of flats and quiet areas of detached family homes are mixed together. On the edge of the city, village settlements such as Crossen, Cainsdorf, Oberrothenbach and Mosel shape the supply.
Demand rests above all on the automotive industry: in the Landkreis Mosel, Volkswagen runs a plant that has been converted entirely to electric mobility, and there are numerous suppliers in the surrounding area. The just under 3,000 students of the Westsaechsische Hochschule Zwickau as well as skilled workers and commuters ensure reliable rental demand, particularly for smaller flats. At the same time there are noticeable vacancies in parts of the city, so that the location and condition of a property determine the achievable price more strongly than elsewhere. That is why we value every property in the context of its specific street and its district, not according to blanket averages.

Your contact for Zwickau
As an estate agent based in Chemnitz we are at home throughout Westsachsen and know Zwickau with its districts precisely. We know how differently a refurbished Gruenderzeit house in Planitz, a flat in the city centre and a detached family home in Crossen or Cainsdorf behave on the market. This closeness decides whether the result is a figure from a table or a price that can actually be achieved in Zwickau.
For owners who wish to sell, we begin with an honest valuation of your property in line with the market, free of charge and without obligation. We prepare your property professionally, approach suitable prospective buyers in a targeted way and keep an eye on local vacancies and demand. Part of the properties we sell through our network of registered prospective buyers, and some of those off-market.
We advise buyers and investors openly and on the basis of facts. Anyone investing in Zwickau benefits from low entry prices and from rental demand carried by Volkswagen, the suppliers and the Westsaechsische Hochschule. We tell you clearly where a refurbishment is worthwhile and where it is not, and which locations remain lettable in the long term. From the first conversation to the notary appointment we support you personally and transparently.

Frequently asked questions zu Immobilien in Zwickau
Who pays the estate agent's commission when buying a property in Zwickau?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Zwickau?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Zwickau tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Zwickau?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Zwickau, depending on the location either the city administration or the district office.
How long does it take in Zwickau from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Zwickau?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
