Property market in Mülsen

Mülsen lies in the Zwickau district in the south-west of Saxony, in a long side valley east of the Zwickauer Mulde. With a good 10,000 inhabitants, Mülsen is the largest Saxon municipality without town status and at the same time known as the longest municipality in the Free State: the place stretches over around 15 kilometres along the Mülsenbach through the Mülsengrund. The housing here consists predominantly of family houses, detached properties and plots in rural positions. The purchase prices are at a moderate level and well below Dresden or Leipzig, with steady demand for houses suitable for families.

The municipality is divided into eight districts: Mülsen St. Jacob, Mülsen St. Micheln and Mülsen St. Niclas form the historic core of the Mülsengrund, joined by Niedermülsen, Ortmannsdorf, Stangendorf, Thurm and Wulm, supplemented by smaller places such as Neuschönburg, Marienau and Berthelsdorf. Particularly sought after are quiet residential positions with a view over the gentle slopes on the edge of the Erzgebirge as well as houses with a garden and their own plot. In Ortmannsdorf, directly on the A72 motorway, the convenient transport connection also plays a role.

Demand draws strongly on commuter traffic: Zwickau with the large Volkswagen site is a few kilometres away, Chemnitz can be reached in a good twenty minutes via the A72. Families appreciate the combination of rural living, short journeys to the employers of the automotive region and the setting in a drinking water protection area which covers almost the entire municipal land and restricts large-scale commercial development. Because the prices differ noticeably between the individual districts and positions, we assess every property in the context of its specific street and fittings, not according to blanket averages for the district.

A note on the market figures: The figures shown are based on publicly available market and listing data together with the ESTAYA valuation engine. They are guide values without warranty. For an individual and binding assessment of your property we recommend a personal consultation with ESTAYA.

Your contact for Mülsen

As an estate agent based in Chemnitz, we look after the whole of western Saxony and therefore also the Mülsengrund. We know the differences between the elongated districts along the Mülsenbach: whether a quiet hillside position in Mülsen St. Niclas, a family neighbourhood in Stangendorf or the connection close to the motorway in Ortmannsdorf. This regional market knowledge decides whether the result is a figure from a table or a price that can actually be achieved on the market.

For owners who want to sell, that means an honest valuation in line with the market instead of embellished wishful figures. We determine the realistic value of your house or plot, prepare the marketing professionally and approach families and commuters looking for a home in the Mülsengrund in a targeted way. Through our network of registered buyers we place some of the properties discreetly and without wide circulation.

We advise buyers and investors openly and on the basis of facts: on the fabric of the property in question, on position and connections and on long-term usability in a rural setting. With family houses in particular, a close look at the condition and the plot counts. From the first conversation to the notary appointment, we support you personally and transparently.

Frequently asked questions zu Immobilien in Mülsen

Who pays the estate agent's commission when buying a property in Mülsen?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Mülsen?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Mülsen tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Mülsen?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Mülsen, depending on the location either the city administration or the district office.

How long does it take in Mülsen from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Mülsen?

Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
