Property market in Oberlungwitz
Oberlungwitz is a small town with around 5,700 inhabitants in the east of the Landkreis Zwickau, situated in the valley of the Lungwitzbach between Chemnitz and Zwickau. The town became known as a centre of the Saxon stocking industry: stocking weavers settled here from 1731, and in the 1920s a very large share of the stockings manufactured in Germany came from Oberlungwitz and its neighbourhood. For buyers and investors the property market is one of the affordable locations in the region. The price level is below that of Chemnitz and well below Dresden or Leipzig, with a limited but stable supply.
The townscape is shaped by the long Hauptstraße along the stream with former manufacturers' villas and production buildings as well as by the Abtei-Viertel around the Abteikirche of 1748. Demand is above all for detached one and two family houses in the quiet outlying areas towards Gersdorf and towards the Chemnitz districts of Grüna and Mittelbach. In the centre of the town the picture is shaped by refurbished apartment buildings and by the stock of the Wohnungsgenossenschaft Sachsenring, which manages a large share of the rental flats in Oberlungwitz and Hohenstein-Ernstthal. Solid terraced and semi detached houses as well as modernised period buildings round off the supply.
Demand is carried above all by commuters: Chemnitz can be reached in around 20 minutes by car, the B173 and B180 federal roads run through the town, and the A72 motorway and the stations of Hohenstein-Ernstthal and Wüstenbrand are a few kilometres away. The directly neighbouring Sachsenring draws visitors and short term rental demand into the region for the motorcycle Grand Prix. Families value the low plot prices, the closeness to nature and the short distances to school and shops. We assess every property in the context of its particular street and its condition, not according to blanket averages for the district.

Your contact for Oberlungwitz
As a locally rooted estate agent based in Chemnitz we know Oberlungwitz and the entire former district precisely. We know that a refurbished manufacturer's house on the Hauptstraße has to be valued differently from a detached house in the outlying areas or a co-operative flat in the Sachsenring stock. This closeness decides whether the result is a figure from a table or a price that can actually be achieved on the market.
For owners who wish to sell, that means an honest, market based valuation instead of flattering wishful figures. We know the groups of buyers on the ground, from the young family from Chemnitz to the investor looking for the low entry prices in the Landkreis Zwickau. Through our network of registered prospective buyers we place a share of the properties without them ever having to be advertised publicly.
We advise buyers and investors openly and on the basis of facts. We say clearly where buying an existing property in Oberlungwitz pays off, where refurbishment is needed and which locations can be let reliably thanks to the good connection to Chemnitz and the proximity to the Sachsenring. From the first conversation through the financing to the notary appointment we accompany you personally and transparently.

Frequently asked questions zu Immobilien in Oberlungwitz
Who pays the estate agent's commission when buying a property in Oberlungwitz?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Oberlungwitz?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Oberlungwitz tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Oberlungwitz?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Oberlungwitz, depending on the location either the city administration or the district office.
How long does it take in Oberlungwitz from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Oberlungwitz?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
