Property market in Frankenberg

Frankenberg, with around 13,600 inhabitants, lies in the Landkreis Mittelsachsen, some 13 kilometres north east of Chemnitz, in the valley of the Zschopau on the edge of the Erzgebirgsvorland. The town combines the calm of a Saxon small town with a short journey into the city: via its own junction on the A4 and the City-Bahn Chemnitz, which runs to the centre of Chemnitz every hour. For buyers and investors the property market is correspondingly favourable. Square metre prices are well below the level of Dresden or Leipzig, with steady demand from commuters and local families.

Alongside the historic centre with the market square and the church of St. Aegidien, the quiet residential locations of the incorporated districts are particularly in demand. Besides the town centre with Gunnersdorf, Frankenberg comprises the districts of Sachsenburg with Irbersdorf, Dittersbach, Langenstriegis, Altenhain as well as Mühlbach with Hausdorf. In Sachsenburg, with the castle above the Zschopau valley, and in the village locations, detached one and two family houses with gardens dominate. In the town centre there are also terraced and semi detached houses, refurbished period flats and blocks of flats as a capital investment, plus building plots on the edge of town.

Demand has several sources. Frankenberg has been a garrison town since 2021: around 900 soldiers of the Panzergrenadierbrigade 37 are stationed in the Wettiner Kaserne, which keeps rental demand reliable. Added to that are jobs in local firms in mechanical engineering, metal processing and the textile trade as well as the many commuters to Chemnitz. The parks laid out for the Landesgartenschau 2019, the Zschopauaue designed as a local recreation area and the upgraded Mühlbachtal enhance the residential environment. We value every property in the context of its specific location and its district, not according to blanket average figures for the whole town.

A note on the market figures: The figures shown are based on publicly available market and listing data together with the ESTAYA valuation engine. They are guide values without warranty. For an individual and binding assessment of your property we recommend a personal consultation with ESTAYA.

Your contact for Frankenberg

As a locally rooted estate agent based in Chemnitz we know Frankenberg and its districts in detail. We know how differently a refurbished period flat in the centre, a family house in Langenstriegis and a building plot in Sachsenburg can be valued. That closeness decides whether the result is a figure from a table or a price that can actually be achieved in Frankenberg.

For owners who want to sell, that means an honest, market based valuation instead of embellished wishful figures. We determine free of charge what your property is worth in the current market situation, prepare it for marketing and approach suitable prospective buyers in a targeted way. Through our network of registered prospective buyers from Chemnitz and the region we place a share of the properties discreetly, without a public listing.

We advise buyers and investors openly and on the basis of facts. Anyone who buys in Frankenberg benefits from moderate entry prices, a short link to Chemnitz and reliable rental demand, which is also carried by the Bundeswehr location. We show you honestly what yield is realistic and where refurbishment requirements push the price down. From the first conversation to the notary appointment we support you personally and transparently.

Frequently asked questions zu Immobilien in Frankenberg

Who pays the estate agent's commission when buying a property in Frankenberg?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Frankenberg?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Frankenberg tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Frankenberg?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Frankenberg, depending on the location either the city administration or the district office.

How long does it take in Frankenberg from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Frankenberg?

Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
