Property market in Oederan
Oederan is a small town with around 7,500 inhabitants in the Landkreis Mittelsachsen, situated on the northern edge of the Erzgebirge halfway between Chemnitz and Freiberg. Besides the historic town centre around the market square, the town includes several districts, among them Gahlenz, Frankenstein, Memmendorf, Schönerstadt, Börnichen and Wingendorf. The property market is rural and small town in character: mainly one and two family houses, village farmsteads and individual period buildings around the market square. The price level is well below that of Dresden or Leipzig and is moderate even compared with the sought after central locations in Chemnitz, which makes Oederan interesting for owner occupiers and for investors with an eye on the surrounding area.
Demand is above all for detached single family houses with a plot, as they are found in the districts and in the quiet residential areas of the town centre. In the villages around Oederan the picture is shaped by three sided courtyard farmsteads and older farmhouses, which suit families willing to refurbish. Anyone who prefers to live more centrally will find houses and the occasional apartment building in the old town around the market square and along the main roads. Building land is available in several districts and is in demand from families who want to build in green surroundings and still stay close to Chemnitz.
What makes Oederan attractive above all is its convenient transport position. From the station commuters reach Chemnitz in around twenty minutes, and the A4 is connected via the Frankenberg and Hainichen junctions as well as the B173. Added to this are the quiet residential setting close to nature and destinations such as the Klein-Erzgebirge, the oldest miniature park in Germany. A low price level, the character of owner occupied homes and the links to Chemnitz and Dresden keep demand stable, even if it is small scale. In our valuation we consider every property in the context of its particular district and its position, instead of calculating with blanket average figures.

Your contact for Oederan
From our base in Chemnitz we look after the entire region, and Oederan with its districts is firmly part of it. We know the difference between a farmstead in Gahlenz or Frankenstein and a house on the market square, and we know how location, year of construction and standard of refurbishment affect the achievable price here in concrete terms. This regional market knowledge decides whether the result is a figure from a table or a price that can actually be achieved on the market.
For owners who wish to sell, that means an honest, market based valuation instead of flattering figures. We prepare your property carefully, approach suitable prospective buyers directly and use our network of registered buyers, through which a share of the properties is placed discreetly. With rural houses and farmsteads in particular, what counts is finding the right buyer, not just any buyer.
We advise buyers and investors openly and on the basis of facts. We tell you which districts are well connected, where the need for refurbishment belongs in the price and how realistically a property can be let. From the first conversation to the notary appointment we accompany you personally and transparently.

Frequently asked questions zu Immobilien in Oederan
Who pays the estate agent's commission when buying a property in Oederan?
Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.
What additional purchase costs apply in Oederan?
Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.
When is the sale of a property in Oederan tax-free?
Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.
What documents do I need to sell my property in Oederan?
As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Oederan, depending on the location either the city administration or the district office.
How long does it take in Oederan from the notary appointment to the handover of keys?
Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).
What should I watch out for regarding location when buying in Oederan?
Many rules do not apply to the whole town but only to individual areas. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).
