Property market in Dresden

Dresden is the capital of Saxony with around 573,000 inhabitants and, after Leipzig, the second largest city in the Free State. As an independent city (kreisfreie Stadt) it lies on both banks of the Elbe and is shaped by the baroque old town with the Frauenkirche, the Zwinger and the Semperoper. For buyers and investors Dresden is one of the most expensive property markets in Saxony, with a price level clearly above that of Chemnitz and comparable to Leipzig, carried by steady demand and a tight supply in the popular locations along the Elbe.

The most sought after areas are the Gründerzeit quarters Blasewitz and Striesen: Blasewitz borders directly on the Elbe, Striesen offers one of the largest continuous villa districts in the city, and both attract families and high earners above all with their high quality period building stock. Even more exclusive are the Elbe slopes in Loschwitz, Wachwitz and around the Weißer Hirsch with their villa locations and the wide view across the Elbe valley. The Äußere Neustadt is a lively period building and nightlife quarter for students and young professionals, while Pieschen, an up-and-coming Gründerzeit quarter with refurbished period buildings, appeals to career starters and investors. Anyone who wants to buy in more cheaply will find comparatively affordable purchase prices in the prefabricated housing estates of Prohlis and Gorbitz.

There are several reasons for the demand. Dresden is the centre of Silicon Saxony, the largest microelectronics location in Europe: GlobalFoundries, Infineon and Bosch run chip factories here, mainly in the north of Dresden around Klotzsche and Wilschdorf. In addition there is ESMC, a joint venture of TSMC, Bosch, Infineon and NXP, which is building a plant in the north of Dresden and is expected to create around 2,000 jobs by the planned start of production at the end of 2027. On top of that come the roughly 30,000 students of TU Dresden, a German university of excellence and one of the largest employers in the city, as well as strong tourism around the old town and the Elbe valley. This mix ensures reliable rental and purchase demand. We value every property in the context of its specific street and micro location, not according to blanket averages.

Your contact for Dresden

As a locally rooted estate agent based in Chemnitz we look after the whole of Saxony and know the Dresden market down to the individual residential street. We know why a Gründerzeit period building in Blasewitz is valued differently from a comparable property in Striesen, Löbtau or the Äußere Neustadt, and how strongly the proximity to the Elbe, the layout and the year of construction move the achievable price. That closeness decides whether the result is a figure from a table or a price that can actually be achieved on the market.

For owners who want to sell, that means an honest, market based valuation instead of embellished wishful figures. We market your property professionally, with sound documentation and a targeted approach to suitable prospective buyers. Through our network of registered buyers we place a share of the properties discreetly, away from the portals.

We advise buyers and investors openly and on the basis of facts: we assess location, condition and rental potential realistically, from the sought after Elbe locations to the more affordable entry level flat in Prohlis or Gorbitz. That way you can see where the purchase price adds up and where it does not. From the first conversation to the notary appointment we support you personally and transparently.

Frequently asked questions zu Immobilien in Dresden

Who pays the estate agent's commission when buying a property in Dresden?

Whoever instructs the estate agent owes the commission. When a private individual buys a flat or a detached house, an additional rule applies: if the agent charges both sides, the fee must be equal on both sides, otherwise both contracts are void (Section 656c German Civil Code, BGB). Where only the seller gave the instruction, the buyer owes at most half, and only once the seller has demonstrably paid their share (Section 656d BGB). Agency agreements for flats and detached houses require text form (Section 656a BGB). These sharing rules do not apply to plots of land or apartment buildings.

What additional purchase costs apply in Dresden?

Real estate transfer tax, notary fees and land registry fees. In Saxony, the real estate transfer tax has been 5.5 percent of the purchase price since 1 January 2023; fixtures separately itemised in the purchase contract, such as a fitted kitchen or a sauna, are not included. Notary and land registry fees are charged under the German Court and Notary Fees Act (GNotKG), on fixed fee schedules with no room for negotiation. If an estate agent's commission is also due, budget for that as well. Banks generally expect you to cover these items from your own funds.

When is the sale of a property in Dresden tax-free?

Once ten years have passed between acquisition and sale, any gain on a privately held property is tax-free (Section 23(1) German Income Tax Act). What counts are the dates of the two notarised deeds, not handover or the land registry entry. Before that period ends, a sale is still tax-free if you have lived in the property yourself since acquisition, or in the year of sale and the two calendar years before it. For inherited properties, the original owner's acquisition date applies, so the ten-year period has often long since passed.

What documents do I need to sell my property in Dresden?

As a rule, the energy performance certificate is the only document required by law; it must be shown unprompted at the latest at the viewing, and its key figures already belong in the listing. Buyers and their banks will ask for everything else: a land registry extract, cadastral map, living-space calculation, floor plans, building file, and, for flats, additionally the declaration of division, management plan, record of resolutions, and the minutes of the last three owners' meetings. Information from the register of land charges and the register of contaminated sites is issued by the relevant authority in Dresden, depending on the location either the city administration or the district office.

How long does it take in Dresden from the notary appointment to the handover of keys?

Until three conditions are met: the priority notice of conveyance is registered, the banks have issued releases for any existing land charges, and the municipality has waived its statutory right of first refusal. Under Section 28(2) of the German Building Code (BauGB), it has three months to do so, though in practice the certificate of non-exercise usually arrives sooner. Only then does the notary declare the purchase price due. The buyer becomes owner on registration in the land register, which requires the tax office's certificate of no objection (Section 22 German Real Estate Transfer Tax Act).

What should I watch out for regarding location when buying in Dresden?

Many rules do not apply to the whole town but only to individual areas. Dresden is made up of districts including Trachau und Friedrichstadt, and the city or municipal authority can tell you whether a preservation statute (Section 172 German Building Code) or a formally designated redevelopment area applies there. Within a redevelopment area, the purchase contract may require official approval (Section 144 German Building Code), and a compensation payment may fall due once redevelopment is complete (Section 154 German Building Code). In Saxony, listed-building protection applies by operation of law, even without an entry in the heritage register (Section 10(1) sentence 2 Saxon Heritage Protection Act).

I have worked with Jim Fischer on the acquisition a commercial unit in Dresden which was, in general, not an easy project. I was positively surprised by the level of professionalism, pragmatism and service I received from Mr. Fisher and ESTAYA. I would without hesitation work with Mr. Fisher on any project again and can recommend him and ESTAYA without any reservations.
